That split does something else, too. Bristol has two of everything — two city governments, two tax rates, and two sets of comparable sales sitting a block apart from each other. It matters, but it’s routine. The state line decides which state’s law governs the sale, which title company closes it, and how the property gets taxed — Bristol TN and Bristol VA are two different cities operating on the same street. Give me the address and I’ll tell you which side you’re on and what it changes.

Will you buy an older Bristol home that needs real work?

Yes. Bristol was incorporated in 1856 and a lot of the housing shows it — wiring that got half-updated somewhere along the way, plaster walls, hand-dug basements, roofs at the end of their life. That’s normal here and it’s not a reason for me to walk away. You don’t repair anything and you don’t clean it out.

My house was listed and the deal fell apart after the inspection. Can you still buy it?

The buyer’s inspector finds the wiring or the roof or something under the floor, the lender gets nervous, and the deal dies late in the process.
